Maintenance Person

Title: Maintenance Person

Reports to: Maintenance Manager

Summary: Under the direction of the Maintenance Manager you will oversee the co-ordination of all work necessary to maintain the property.

Responsibilities:

Suite Turnover
  • Remove excess garbage furniture etc.

  • Install electrical outlets.

  • Install light fixtures.

  • Install door handles and knobs.

  • Install sinks etc. as required.

  • Install doors etc. as required.

  • All other maintenance as required or directed by Maintenance Manager.
Compactor Room
  • To change compactor bins as required.

  • Report any mechanical deficiencies in writing to the Maintenance Manager.

  • To maintain room in an orderly and debris free state.

  • Monitor room for pests and smells. Report any deficiencies to the Maintenance Manager.
Hallways and Stairwells
  • Replace all burnt out light bulbs.

  • Repair and report all common area deficiencies including, faulty door closures, plaster blisters, graffiti and vandalism, tile repairs, carpet repairs, etc.
Garage and Airlocks
  • Monitor and repair and report any required repairs.

  • Check operation of garage door, ramp, etc.
  • Check fan timers and operation.
Mechanical Rooms
  • Ensure that all chemicals are properly stored and labelled to meet WHIMIS requirements.

  • Monitor all trades that have access to these rooms, in person.
  • Repair and report any required repairs.
Skills:

  • Excellent communication skills.
  • Strong Mechanical background.
  • Organized and able to handle multiple projects.
Effort:

  • Patience and diplomacy with occupants.

Leasing Specialist

Summary: This role is primarily responsible for maintaining an occupancy rate of 100%. This is achieved through demonstrating excellent skills in: tenant relations, communication, sales, administration and organization.

Responsibilities:

  • Market and sell vacant units in the building with the intent of maintaining an occupancy rate of 100%.

  • Conduct tenant relations with the intent of achieving and maintaining a high level of tenant satisfaction.

  • Ensure new tenants are correctly entered into the system with respect to their lease dates, rent payments etc. and that the correct name appears on the rent rolls.

  • Maintain an accurate account of unit availability, i.e., availability lists, issue appropriate correspondence to tenants, and ensure that inspections are carried out on vacant units.

  • Communicate with District Manager and Site Staff regarding tenant and building issues.
Qualifications:

  • College or University education
  • Demonstrated history of outstanding customer relations skills
  • Computer proficiency
  • Excellent written and verbal skills
  • Sound organizational skills with the ability to multi task

Daily maintenance and housekeeping of the following areas:

  • Garbage Chute Rooms

  • Elevators

  • Lobby and Vestibule

  • Hallways and Stairwells

  • Garage and/or parking lot

  • Storage Rooms

  • Mechanical Rooms

  • Laundry Room and Sub Basements

  • En-suite and Common Area Maintenance

  • Moving Room

  • Mail Room

General duties:
  • Opening and locking of apartment doors for maintenance and service personnel when entry by the tenant has been duly authorized.
